'A unique opportunity': Leeds creative café and workshop business put up for sale
There’s lots of opportunity
A Leeds city centre business combining a creative studio, café and workshops has been put up for sale.
H8use Art, based in the historic Grand Arcade, is being marketed as a “unique opportunity” to run a creative café and workshop.
The business operates across two units, with H8use Art offering creative activities alongside H8use Pha, a speciality drinks café.

The venue offers candle-making workshops, Sip & Paint sessions, canvas and texture art, private events, birthday parties, hen parties and group bookings.
Its café serves speciality drinks including coffee, matcha and fruit drinks, while the business's website also advertises a walk-in creative café experience where customers can choose an art activity alongside a drink.
According to the BusinessesForSale listing, the business currently turns over between £2,000 and £2,500 a week despite operating with relatively limited opening hours.
The listing says: “A unique opportunity to acquire a beautifully designed, fully fitted creative café and workshop business in Leeds City Centre.
“Operating across two complementary units, the business combines a speciality drinks café with a dedicated creative workshop and private events space.
“The venue offers multiple revenue streams including speciality coffee, matcha and fruit drinks, candle-making workshops, Sip & Paint, canvas and texture art, creative experiences, birthday parties, hen parties, private events and group bookings.”
The listing says there is potential to increase turnover through longer opening hours, evening events, food offerings, corporate workshops, private hire and additional creative experiences.
The business is being sold on a leasehold basis, with the existing lease having started in 2025.
The current rent is £40,000 a year excluding VAT, with a tenant break option at the fifth anniversary, subject to the terms of the lease.
The premises cover around 1,290 sq ft and are described as being fully fitted, with customer seating, workshop areas, café preparation facilities, display areas and space for private events and group bookings.
The sale includes café and workshop equipment, furniture, fixtures, fittings, décor and relevant stock, as well as the established website, social media presence and online booking facilities.
The business is currently owner-operated and has two employees.
The listing says the owner is selling due to changing family commitments and a desire to focus on other established business interests.
No asking price, turnover figure or net profit figure is given on the listing, although prospective buyers are invited to make offers.
