Occupying approximately 7,093 sq ft, The Maven spans the first, second and third floors of a Victorian brick built mid terraced property. The leasehold interest is available at £175,000, offering a rare opportunity to acquire a premium late-night venue in one of the city’s most popular circuits.

Since opening in 2013, The Maven has built a renowned reputation as the best ‘secret’ cocktail destination and was previously named the ‘Best Kept Secret Bar’ in the UK by The Bottle Club. In the 2022 National Pub & Bar Awards, The Maven was awarded the County Winner for West Yorkshire, recognising it as the best bar in the county.

Simon Hall, Director and Head of Agency North at Fleurets, commented: “The Maven is one of those rare venues that has an instantly recognisable reputation in Leeds, yet still offers huge potential for growth. The business is operated under full management as part of a small group, with limited recent owner involvement.

“Current performance includes £11k per week net (100 percent wet). Its location, capacity and high quality fit out make it a highly desirable opportunity for anyone looking to establish or expand a flagship hospitality offering in the city centre.”

Exceptionally well placed to capture trade from Call Lane and Boar Lane, the first floor comprises the main bar with a 120 person capacity, an impressive servery, high ceilings and character features. The Monkey 47 Room, with a 70 person capacity, leads off the main bar.

The second floor includes the Highland Room, a large and impressive space with a 110 person capacity, as well as the Green Room with a 60 person capacity. Additional accommodation includes an office, ladies and gents toilets, and a fitted catering kitchen with a walk in cold room. Although The Maven does not currently supply food, this presents a significant growth opportunity for the right individual or multiple operator.

The third floor, known as “the Flat”, is currently used as a staff room but has potential to be developed as private accommodation. The Maven plans to continue trading until a suitable operator is selected to take the reins of the award-winning bar team.
