The Leeds village where families and young professionals are ‘flocking’ to move
Shadwell is becoming increasingly popular - here’s why 🤔
A Leeds village is experiencing a growing interest from families and young professionals looking for a “community-led feel”.
That’s according to a property expert who says that Shadwell offers prospective home buyers a blend between countryside and city life.
Louise Lawrence, manager at Manning Stainton’s Moortown branch said that Shadwell’s combination of attractive homes, open countryside, a popular school and proximity to Leeds city centre makes it particularly appealing to families and those moving up the property ladder.
She said: “Shadwell is very much a school-driven market, with families moving into the area to be close to Shadwell Primary.
“But it’s not just families who are attracted to the area and we also see a lot of young professionals moving here who like the genuine village feel, with a pub, good bus links and easy access into Leeds and neighbouring villages.”

According to Rightmove, homes in Shadwell achieved an average sold price of £588,218 over the past year. Detached homes averaged £693,028, while semi-detached properties averaged £348,317 and terraces £296,500.
Located on the northern edge of Leeds city centre, the neighbourhood is a commuter town ideal for those working in Leeds, York, or Harrogate.
Beyond convenience, Louise highlighted that buyers are considering Shadwell due to its strong sense of community.

Louise said: “Shadwell has a genuine village and community-led feel, which is quite unusual given how close it is to the city centre. There are lots of walks and bridle paths, and you can cut through to Roundhay Park too.
“There’s a little playground for children, a scout hut and lots of local events like street parties and Shadwell in Bloom, so there’s a real community spirit. It’s also very pretty, sitting on the edge of the countryside and being close to nature.
“You get that rural, village lifestyle without having to give up the convenience of being in Leeds.”
Louise highlighted that a “broad mix of buyers” are showing interest in Shadwell, and due to the variety the area offers, it’s an area they want to stay in.
Louise said: “The mix of terraces, cottages and larger homes means people can also stay in the area as their needs change. People who move to Shadwell tend to stay, moving around the village rather than out of it.”
Ultimately, as more people move to Shadwell, they are discovering a great area to build their identity within.
