200-room 'hometel' set to be built on former Leeds International Swimming Pool site

A prominent vacant space in Leeds city centre is set to be transformed into a 200-room sustainable hotel.

The development, located on the former Leeds International Swimming Pool site at Lisbon Street, has been earmarked for a new hotel operated under the Room2 brand.

The 16-storey development will feature a range of studio and suite accommodations designed to serve both short-term visitors and long-stay guests, a concept known as ‘hometel’.

It will also feature several public-facing amenities, including a ground-floor café and bar operated by Winnie’s. Additional features include meeting and events space, a gym, and laundry services.

Developers Marrico and Helios Real Estate have secured £46 million of forward funding for the project, which is designed by DLA Architecture.

With a focus on a strong environmental footprint, the hotel will be fully electric and powered by renewable energy.

Construction on the site is scheduled to begin in May 2026, with a target completion date of Spring 2028. The Room2 hotel will be operated by the Lamington Group.

Robert Godwin, CEO of Lamington Group, said the ambition is to “deliver hometels across the UK which combine great guest experiences with a responsible approach to hospitality”.

The hotel is a key part of the wider Lisbon Street regeneration in the West End of Leeds.
