Ossett pub the Royal Oak could be demolished and replaced with petrol station

An empty former pub in Ossett could be demolished to make way for a 24-hour petrol station.

The planning application submitted to Wakefield Council refers to the former Royal Oak Inn pub on Owl Lane.

The site has been vacant since the pub close in 2024.

A planning statement provided on behalf of the developer said: “Its redevelopment offers an opportunity to enhance the appearance of this part of Owl Lane while providing a valuable roadside facility for local residents, passing motorists and nearby businesses.”

The plans include a canopy, underground tanks, a covered car wash area, an air and water bay, car and cycle parking, landscaping, and a sales building, including a store, office, WC, convenience store, and ATM.

The statement said: “The proposed layout will enable the site to operate safely and efficiently. The new building has been designed in accordance with contemporary roadside buildings now commonplace on modern PFS sites across the country.”

It is anticipated the petrol station would provide four full-time and nine part-time jobs.

The statement said that converting the area to a petrol station from a pub would not result in traffic trouble.

The gross external area of the shop building has also been reduced to below 300m² under the plans.

It said the location was a previously developed site in the green belt and the new development would be less prominent than before.

A design and access statement provided with the application said: “The proposed petrol filling station would provide valuable re-fuelling, car washing, EV charging and top up shopping amenity to these residences as well as serving passing road users, potentially traveling to/from the football and rugby pitches and Shaw Cross Business Park.

"The layout and access arrangements respond to the characteristics of the site and the surrounding context.

"The redevelopment of the former public house site will return the land to active use through the provision of a petrol filling station with associated facili- ties.

"The proposal has been considered in terms of use, scale, layout, and access."

No comments from members of the public on the plans had been published on the council’s website at the time of writing.
