The 27 cheapest places to live in Leeds, with the lowest house prices per sqm

Some parts of Leeds have among the UK’s lowest house prices per square metre

House prices in Leeds have continued to rise, despite stagnating elsewhere in Yorkshire and the Humber.

The average house price in Leeds now stands at £244,000, according to the latest data from the Office for National Statistics, having risen by 2.3% in the year to March 2026.

But while most people look at average house prices to see how affordable an area is, that doesn’t always reflect how much house you’re actually getting for your money.

In some areas, the average property size is much smaller, meaning you’re getting fewer inches of floor space per pound, while in other places, the reverse is true.

The team behind the Propertistics website has crunched the numbers to work out the cheapest places to buy a house per square metre across the country.

Below are the 27 cheapest places to buy a house in Leeds, based on figures from Propertistics, including two neighbourhoods among the 100 cheapest in the UK.

The average house price in Leeds’ cheapest neighbourhoods, listed here in reverse order, ranges from nearly £2,500 per sqm to just over £1,200 per sqm.
